Every Monday we go for a walk and talk through one real deal that almost went wrong — what it actually cost, what nobody told the buyer, and what we'd do instead. Residential and commercial. Buyers, sellers, and investors.

Randi taught elementary school for almost twenty years before she sold real estate, so if Josh says something only a lawyer would say, she makes him say it again.

Randi Williams

She brings the deal

Randi Williams is a licensed real estate agent with Flat Fee Real Estate in Chattanooga, licensed in Tennessee and Georgia. She works mostly with buyers who already know which house they want and would rather not pay a full commission to be shown forty more.

The model is simple. She takes a portion of the buyer-agent commission and hands the rest back to the buyer to use as leverage — off the purchase price, or toward closing costs. Most of her clients are on their second or third home, looking at $600,000 and up, and would much rather get a text than a phone call.

Before real estate she spent almost twenty years teaching elementary school, which turns out to be exactly the right training for this show. She brings the deal, and she's the one who makes Josh say it again in English — a skill she spent two decades developing on people who were seven.

Josh Crowfoot

He reads the contracts

Josh Crowfoot is a real estate attorney, the owner of Crowfoot Law Firm, and the broker of Flat Fee Real Estate. At the law firm he represents investors and developers in commercial transactions — leases, purchase agreements, and closings.

He is not the kind of attorney who takes three days to return an email, or who explains a problem in a way that makes you feel stupid for having it. Most of his clients call him before there's a problem, which is the whole point of having him.

On the show, he's the one explaining why the sentence you skipped matters. Usually while trying to keep up with his sidekick.
